There Will Always Be Deadlines

Like death and taxes, there will always be deadlines.  Deadlines aren’t bad, it’s how things get done. Some irrefutable or unavoidable, but many self-imposed-and often mutable.

Structure is helpful. But speaking to you long-time Westchester County homeowners who’ve danced with the idea of selling for  some time: October 2020 is not going to be the proverbial last train out of Dodge. Don’t create-or follow- unrealistic or arbitrary guardrails.

Yes, real estate Q2 and Q3 in Westchester County is seeing lots of movement, both sides more ready to make decisions than in many years past.  And also yes, some sellers have an edge, depending on their market and price point.

But 2020 is a year like no other. I see 2 factors that’ll make the next 6-9 months more like peak schedule out of Grand Central:

  • Inventory-and interest rates both continue to be low
  • Typical drivers-start of school year, or the holidays- are being replaced. Less cyclical, more personal ones reflecting individual needs of family and jobs are the new motivators.

In many cases “ASAP” is still usually the best answer to ‘when is the best time to list?’  And there are certain markers that make sense. But instead of angsting over typical seasonal prompts, take the time to define what is possible, and best for you.

There will always be deadlines. Taking time to prep a property, create engaging photos, and bring the best possible product to market is usually a pretty rewarding strategy. But this is one of the decisions you are best noodling over with a trusted and productive agent. Being clearer in your own mind about what you’re willing to do to get what you want will help you sleep better at night.

So-yes, get started! Look forward, and do your due dilligence. Engage with a solid agent. Know, and strive to do, and to deliver the best you can, in as an expedient manner as possible. Chances are whatever day of the calendar that falls on will work out just fine.
